For real estate agents and property managers
Show that a lease, a disclosure or an inspection has not changed since the day you sealed it.
Real estate runs on documents that get edited, re-sent and disputed. Phantom Receipt gives each one a signed receipt with an independent timestamp, so you can answer "is this the same file you had back then?" with a check anyone can repeat. I am offering a free pilot to agents, brokerages and property managers.
On the sales side
- An offer or counteroffer exactly as it was sent.
- A seller's disclosure exactly as it was delivered.
- An inspection report and its photos as you received them.
- Listing photos and descriptions as they were first published.
On the management side
- A lease and its addenda in the version that was signed.
- Move-in and move-out photos, sealed on the day they were taken.
- Maintenance requests, and the photos that show the work was done.
- Notices sent to a tenant or an owner, as sent.
What a receipt shows, and what it does not
A receipt shows that a file existed in exactly this form at the time it was sealed, and that it has not changed since. Anyone can check that with the signer's public key and a free browser tool.
- It does not show that a document is true, complete or fair.
- It does not show who made a file, or that a signature on it is valid.
- It is not a substitute for your brokerage's records system, for the record-keeping rules that apply to you, or for your attorney. I do not give legal advice, and Best Pay LLC is not a law firm.
- It does not show that any rule was followed. It is a record of what a file looked like and when.
What we receive, exactly
We confirm this in writing for your pilot before any work starts.
- Option A, files. You send the files by a method we agree. We compute each file's SHA-256 fingerprint, seal the fingerprints and return your package.
- Option B, fingerprints only. You compute the fingerprints yourself, with the free fingerprint page, and send only those. We never see the files. For documents with a tenant's or a buyer's personal details, this is usually the better choice.
Whether and how to send client or tenant material to any vendor is your decision under your own duties of confidentiality and your brokerage's policies.
How the pilot works
- We agree the scope in writing. Which property, listing or set of leases, and what will be sealed.
- You send the files, or only their fingerprints.
- We seal and timestamp. Each item gets a signed receipt, and an outside timestamp authority signs a hash of the ledger.
- You get a package anyone can check: sealed receipts, a plain-English evidence report and a one-page checking guide.
Cost
The pilot is free. After it, a flat fee, agreed in writing before work starts. If the price is not right for you, you owe nothing for the pilot.
